WELCOME
Welcome to the MDC Family
Building a custom home is a partnership. This guide explains how our team works, what we'll ask of you, and what you can expect from contract to move-in — so there are no surprises along the way.
Keep it handy throughout your build. I'm here as your guide the whole way — only a call, text, or email away.

HOW WE WORK
How We Operate
1
One Hub for Everything
Every question, change, and order runs through MDC, so nothing gets missed between you, our vendors, and the job site.
2
Prepared Before You Arrive
Vendors receive your final plans and allowance budget ahead of every appointment.
3
Trusted Partners Only
We work only with vendors chosen for reliability, fair pricing, and protective terms — protecting you and your warranty.
4
Nothing Ordered Until It's Right
Every selection is reviewed with you before it's ordered, and any overage is settled first.

YOUR ROLE
Your Part in the Process
1
Come Ready to Decide
Appointments are for final decisions, not browsing — it keeps your build on schedule.
2
Keep MDC in the Loop
Send every question and change through me, even the ones that seem small.
3
Know Your Allowances
Keep your budget sheet close and ask vendors for options that fit your range.
4
Join Your Walk-Throughs
Plan to attend framing walk-throughs — it's where your plans become a real space.

COMMUNICATION
Communication, Simplified
You'll always have one point of contact. Our vendors are asked not to communicate with clients outside the selections coordinator — it's how we make sure every detail lands correctly on your order.
Scheduling and ordering involve many moving parts, so a little patience and flexibility go a long way.
TIP
48 hrs
Typical response time for your questions.
3–5 days
For longer lists of questions, so we can give thorough answers.
Send questions together in one list for more complete answers, faster.
DO'S
Client Do's
✓
Bring Your Inspiration
Pinterest, Houzz, or magazine photos help vendors understand your style instantly.
✓
Think Function First
Pets, kids, cleaning, durability — how you live matters as much as how it looks.
✓
Ask Smart Questions
Care requirements, finish alternatives, and options that fit your budget.
✓
Photograph Selections
Photos help you remember details and help us place accurate orders.
✓
Call Ahead if Running Late
A quick heads-up to the vendor about your arrival keeps the day on track.
✓
Trust the Process
Vendors already know your allowances — let them guide you to options in range.

DON'TS
Client Don'ts
×
Contact Vendors Directly
Questions, changes, and follow-ups go through MDC. Vendors are instructed not to communicate outside the selections coordinator.
×
Bring in Outside Vendors
We only use approved partners. Outside vendors can put your warranty and pricing protections at risk.
×
Window Shop
Scheduled appointments are for final decisions. Come ready to choose so the build keeps moving.
×
Let Appointments Run Over
If time runs short, we'll reschedule rather than make the next vendor or client wait.

BUDGET & CHANGES
Allowances, Overages & Changes
1
Your Allowances
Every vendor receives your allowance budget in advance, so they can guide you to options in range.
2
Overages
Choosing something above your allowance is no problem. Overage payment is due before the item is ordered.
3
Change Orders
Changing a selection after it's ordered carries a $250 change order fee, plus any applicable vendor fees.
SAFE ZONE
Changes made at your Selections Wrap-Up Meeting — before anything is ordered — carry no change order fee.

DURING CONSTRUCTION
Once Construction Begins
Framing Walk-Throughs
Once framing is up, we'll ask you to join us on site to see the space in person.
Revisiting Vendors
If a decision needs another look after you've seen the space, a follow-up vendor visit is fine.
Cabinets Come Later
Cabinet design may start during selections week or after framing. Either way, final designs are confirmed once you can see the space.
